A Gas Safety Inspection is legally required when a property with a gas supply is rented to tenants. When a Gas Safety check is conducted, the findings are recorded in a report. This report, also known as a CP12 or landlord certificate must be completed every 12 months. The CP12 should be given to the current tenants and be available for any future renters.
Landlord certificates must be carried out by an engineer who is registered as Gas Safe.

Do I need a landlord certificate?
If you rent out all or part of a property you own, you probably need a Gas Safety Report. If there are no gas appliances at the property, then a landlord certificate might not be required, but if there is a gas boiler, gas cooker, gas hob, or gas fire, then you are legally required to have the certification.
The properties don’t have to be let permanently or for every day of the year to need a landlord certificate. Even if they are rented for a few weeks only, you have a responsibility to have the gas supply checked for safety.
What do we look for at a Gas Safety Inspection?
The engineers at Blueline Energy are experienced and accredited to complete landlord gas checks in north Wales, Merseyside, and Cheshire. In line with legal regulations, we closely inspect all gas appliances that are available to tenants in a property.
We don’t offer an opinion on the age, make, or model of the appliance, but we do check that everything is completely safe to use. That includes looking at the way the appliance is installed, wherein the property it is located, and the ventilation available in the space. If we think that improvements could be made, then we add that information to the report.
